Q: CAN I GET ADSL IN THE CAYMAN ISLANDS?

Q: ARE PETS ALLOWED IN RESIDENTIAL RENTAL PROPERTIES?

A: Most properties will not rent with pets. If a property rents with pets then in most instances a pet deposit must be paid and this is a minimum of CI$500/US$625 together with a Pet Addendum which will require the tenant to pay to have the property professionally cleaned and sprayed periodically during the term of the lease. Pet Deposits are forfeited if damages have been assessed during or at the end of the occupancy period. It is however wise to keep the property clean, and sprayed professionally if you have a pet such as a cat/dog residing in the property. This Deposit and addendum applies to both indoors and outdoor pets. Pets are limited to domestic animals only.

Q: HOW CAN I PAY TO RESERVE A PROPERTY FROM OVERSEAS?

A: You can contact us directly at rentals@candw.ky. We will then forward you the following payment options: 1. Bank Wire Transfer 2. Credit Card - VISA/MC only (we do not accept debit cards) 3. Western Union 4. Cashiers Cheque/Bank Draft - sent by courier to express mail Please note that Cashiers Cheque and Bank Drafts take a minimum of 15 business days to clear. Therefore, these should be forwarded a minimum of 15 days prior to the date of occupancy or for reserving a property.

Q: WHAT IS A HOLD DEPOSIT?

A: Hold deposits can be half or the entire security deposit. This is held with a signed agreement stating that the property is reserved for you, for a limited amount of time. The property will not be shown and will be placed in pending for a maximum of 7 days from the day the hold deposit has been received. However, bear in mind the hold deposit is forefeited on the 8th day if the lease is not signed.

Q: HOW CAN I CONNECT T.V. Services

A: This is done by contacting the local dishnetwork provider or cable provider. FOR DISHNETWORK: Hi-tech Electronics, 345-945-3950 or visit them in the Godfrey Park off North Sound Way, George Town. FOR CABLE: WestStar Cable at Trinity Square off Eastern Avenue, George Town, Tele: 345-745-5555. You have to open an account and pay a connection fee and all cost associated with this can be obtained from WestStar cable by contacting them directly. NB: Check to see what service your rental is set up for before contacting the above.

Q: IS THERE A RENTAL APPLICATION FORM?

A: Yes, all new tenants wishing to rent a property must first apply. To obtain an Application Form please email us at rentals@candw.ky. Forms are for individuals and business. All applications must be accompanied by a job reference letter for the individual(s) who will be renting the property. For a business please send a bank reference letter & from another business of which credit is granted. Application Forms must be completed in full and can only be approved when information has been verified by Island Rental Services.

Q: WHAT IS A SECURITY DEPOSIT/& WHEN IS IT REFUNDED?

A: The Security deposit is equivalent to the monthly rent amount. This amount is held by the Landlord/Owner/Management Office. The security deposit is refunded upon leaving the property within a specific timeframe as detailed in the lease or in some instances the day the tenant vacates. Security Deposits are withheld/forfeited in instances where the lease agreement has been breached or in others the Landlord can request an additional security deposit if the property is not being maintained according to terms and conditions of the lease agreement. Please note that security deposits cannot in anyway be used as the last month's rent, or to pay any rents in arrears or to pay for any utility bills or any other bill that the Tenant creates against the property.

Q: CAN MY SECURITY DEPOSIT BE FORFEITED?

A: Yes, in the event the property requires repairs excessively beyond the normal wear and tear at the end of the lease. Basically, you should return the property in the same condition it was rented to you, this way you are safe and secure that your deposit will not be used for cleaning, and repairs. Or in the event the Tenant breaches any part of the lease agreement. We highly recommend that all leases are read thoroughly before signing.

Q: WHAT IS THE ELECTRICITY DEPOSIT?

A: This amount is assessed by the local electricity provider Caribbean Utilities Company (CUC), which there is a link on the left of the homepage for this. However, the deposit is based on the number of rooms in the unit eg: 2 bedroom apartment= CI$200/US$250 (@.80 conversion rate). That is CI$100 per bedroom. For 7-Mile beach condominium rentals it is CI$500/US$625. However, most properties on 7-Mile Beach for long-term rental will keep the power connected and bill the Tenant monthly for the electricity usuage.

Q: WHAT IS THE WATER DEPOSIT/& HOW AM I BILLED FOR WATER USUAGE?

A: Most properties will keep the water connected in the owners/landlords name and take a deposit which ranges from CI$100/US$125 to CI$300/US$375 depending on the amount of bedrooms and occupants of the property. A copy of the monthly bill will be forwarded to the tenant for direct payment to the Water Company and the original is sent to the owners/landlords for their records to ensure that the tenant is paying the water usuage on a timely basis.

Q: WHAT IS A DUPLEX?

A: A duplex is simply two apts on the complex. Ideal if you are looking for privacy.

Q: WHAT CURRENCY ARE LISTINGS QUOTED IN?

A: All listings are quoted in CI$ Currency. However we use the currency conversion of .80 for all conversions. For eg: CI$1.00 at .80 is equal to US$1.25.

Q: SOME PICTURES ARE NOT DOWNLOADING.

A: Simply refresh the page and all pictures will download. For Mac users this happens frequently so simply hit refresh and the pictures will download again.

A: Yes, Properties are connected to city water (The Water Authority or Consilidated Water Company) which is filtered and purified using the latest water purification techniques, and is potable. A: Most listings are posted, however for higher end properties in exclusive neighbourhoods, please contact us directly. We do not list these properties on the website, they are shown by appt. only and require in most case require a 24hr or 48hr notice depending on the property. Picture are available and can be forwarded to you on by request.

Q: CAN I BE EVICTED FROM THE PROPERTY RENTED?

A: Yes. Accordingly, any Tenant can be evicted for failing to pay the rent, threatening violence against Landlord/Owner/Manager or Agent, damaging property & refusing to repair or replace same, breaching any part of the lease agreement which is a contracted instrument between Landlord & Tenant. Therefore, it is important that the terms of the lease agreement be adherd to as the Landlord can obtain an order from the Civil Court of the Cayman Islands to take back possession of the property and the Tenant must vacate immediately when presented with this order. The Tenant will also bear the cost of the Landlords legal fees and courts costs to obtain this order. When the order is activated then the Landlord has the right to rekey the doors and take full possession of the property and all it's contents.

Q: Furnished vs Fully Furnished..

A: What this means simply is: Furnished: The property comes with ALL major appliances (range/stove/cooker; fridge/refridgerator; microwave; dishwasher; hot water heater; central airconditioning or window or wall a/c units; garbage compacter; washer/dryer; on this website it will say in the listing exactly what types of major appliances are included, as some properties may not have all listed above. In addition to the appliances the property would have all major furniture/fixtures and fittings for rooms such as: Bedrooms/Bathrooms/Dining/Living/Family/Den/Study/Office/Patio/Porches/Decks/garage/kitchen/laundry/balcony. In addition to the interior areas all fittings/fixtures for pools/outdoor jacuzzi/BBQ/ and most other areas of the property. Fully Furnished: This has all of the above with exception to the entire property is a turn-key rental. This simply means the property comes with: linens/kitchenwares/small appliances/tv/stereo/vcr/dvd/decorations/pots/pans/dishes/cutlery/glassware/tuperware or at the very least the basics to get you settled in.

Q: HOW DO I APPLY TO RENT A UNIT?

A: There is an application process. This requires reference letters, including a job reference if employed, if a student letter from the school confirming the term(s) you have signed up for. Additionally, a credit card is also required. Some rentals require the last month's rent as well. If you have a pet there is also a Pet Addendum that is required with the application and evidence that the pet has been approved for import. In addition there is a pet deposit a minimum of CI$500 per pet or alternate arrangements maybe negotiated with the Landlord/Agent.
